 ompact lattices of simple Lie groups (with a few exceptions). The talk wil
 l begin with an account of closed maximal flats in compact higher rank loc
 ally symmetric spaces\, recovering a result of Deitmar\, and explain how t
 o take advantage of such flats for the construction of incompressible surf
